It Is What It Is

Pros:
The high ceilings, relatively spacious living room & closet space (I assume most units are of a similar layout) were attractive in and of themselves. I might have a strong bias, as the unit was rent stabilized.
Cons:
The building is under-managed & the public spaces, such as the lobby, stairway, garden/mini courtyard, etc are generally dingy and worn. There have been some updates to some areas, such as the double door, but overall the building is old and under-maintained.
Advice to owner:
Clean the stairs, courtyard, and lobby floors more often. Replace the flooring in the lobby. Re-paint the walls in the stairwell. Update the lighting fixtures.

Management that only cares about the $$

Pros:
Building is generally clean
Cons:
No working cameras so package can be stolen, heating is spotty and sometimes completely off in winter. Super does not respond right away for repairs. Rent isnt updated on their online portal accurately, will take months to reflect accurately or you have to contact management. Nothing is done for noise complaints or them upholding the lease agreement. They will take you to court straightaway if you threaten to leave due to unsafe conditions. Construction is done without notice to tenants and earlier than 8am. Mice are in building.
Advice to owner:
Uphold your duty as property owners as per NY housing laws as well as lease agreements that go both ways instead of only caring about money.
