Review summary

Summarized from anonymous rental reviews on Openigloo.

Recent tenant reviews of QB DEVELOPMENT OWNER LLC buildings reveal a mixed experience with management. While several buildings are praised for cleanliness, good maintenance, and modern amenities, many renters express frustration over poor owner responsiveness and unaddressed noise issues, particularly from neighbors and construction. Garbage management is generally satisfactory, and pest control is appreciated. However, concerns include high utility costs, persistent noise disturbances, unannounced construction, and management’s lack of communication during crucial repairs. Tenants often note a need for improved responsiveness and better handling of tenant complaints to enhance living conditions. Overall, management appears inconsistent across properties.

Horrible, Unethical Management

Pros

Washer/dryer in unit, friendly worker who collects packages and sits in the lobby

Cons

Management is thoroughly unresponsive and unethical. Unannounced and unmarked construction projects have been ongoing throughout 2025, on both the roof and lower floors, with construction noises occuring far outside the legal work hours, resulting in tenants having to call 311 on several instances (due to management completely ignoring all outreach). Management is entirely unreachable. The building is full of dog owners, the elevators smell like wet dog and often the floor is covered in dog urine, and the construction of the building is poor so sound travels easily -- if your neighbors have dogs, then good luck! Workers will come by to fix the elevator/ go up to the cooling tower on the roof, or do other random (unannounced and mysterious, no signs, no information) construction work on the roof, and leave behind huge metal pieces or leave large misaligned metal doors unlocked, then the wind at night causes metal on the roof to crash together -- noises at night echo throughout the upper floors and cause shaking and explosions all night long. Without any management to speak to, tenants are forced to try to put away construction equipment and duct-tape misaligned heavy metal doors together, at night, on their own. On the roof of a highrise in the middle of winter. Talk about dangerous! Living here is a job in itself! But YOU are paying an extremely high rent for this hell. Not to mention, the 69th street 7 train station has been closed since summer, so the walk to the closest train station is a solid 20-25 minute walk. This place is simply not worth the amount you are paying in rent. Apartments are small, though at least the upper floors have high ceilings. The laundry in unit is nice, but the dryers are un-vented and so mildew grows quickly in them. Also, there is a severe shortage of hot water in the units -- enough for a 10-minute shower, only. So if you want to also wash your clothes in warm water, you're out of luck.

Advice to the owners

RESPOND TO TENANTS. WE GO TO WORK EVERY DAY IN ORDER TO PAY OUR RENT. HOW ABOUT YOU? DO YOU EVER GO TO WORK? OR DO YOU JUST PASSIVELY COLLECT MONEY FROM US EVERY MONTH, WITHOUT SHAME ??
